Since launching Simply Irresistible Interiors in 2003, I’ve Staged hundreds of homes and helped my sellers sell faster and for top dollar—because well-Staged homes stand out. You’re not required to Stage, but if you choose to, you’ll have access to professional Staging at a reduced fee or tailored DIY guidance.

  2. Home Visit: I’ll walk through your home, show you comparable pricing, and share customized staging options.

  3. Staging Consultation: Once you hire me, as your REALTOR®  you’ll get a free Walk ‘n Talk Staging Consultation—with my expert advice you can use yourself, or do the prep for me to come back and Stage it.

  4. Photography & Launch: I book professional photos and RMS measurements (included in your listing fee), and we go live with a polished, high-impact marketing strategy.

🪑 Selling a Vacant Home

  1. If your home is empty, I offer vacant Staging packages—complete with furniture and décor designed to wow buyers from the moment they walk in.

  2. My talented team and I will transform your space to look like a magazine cover.

  3. Professional photography and full marketing rollout is included, just like with my occupied listings.

At One Percent Deal you can Save Thousands


Full Real Estate Service for $7,950.00 for Homes under $400,000

$3,500 to the Listing Agent/ $3,500 to the Buyer's Agent 

$950 expense fee at closing = $7,950

For Homes between $400,000 - $900,000

$4,500 to the Listing Agent/ $4,500 to the Buyer's Agent

$950 expense fee to the Listing Agent at closing = $9,950

For Homes over $900,000

1% of the sale price plus, $950 expense fee for the listing Agent

All prices plus GST, & You also have the flexibility to offer more commission to the Buyer's Agent if you want to.

The $950 portion covers the typical expenses of marketing and selling your home. 

As your REALTOR® , I will provide all of the same services you would get if you were to go with a higher commission company. The only difference is the amount of commission you will pay. You are free to offer more commission to the Buyer's Agent at the time of an offer, but you do not have to.

  • Install the lock box so all agents can access your property with their booked appointment. 
  • Advertise your property to attract traffic to your home
  • Book all your showings
  • Show your home to prospective Buyers
  • Relay any feedback from Agents, if provided, on your home
  • Assist in Negotiating favorable terms & Conditions for your offer
  • Cooperate with other Brokerages who are bringing buyers
  • Provide referral partner contacts, such as Lawyers, Survey Companies, Contractors
  • Submit all your paperwork to the Lawyers for the completion of the sale process
  • Provide you advice and assistance along the way
  • My goal, like yours, is to sell your home

My optional professional Staging Services are offered to you for a lower fee. I can stage Vacant or Occupied Homes.
