Because my Staging plan is YOUR secret weapon to selling faster and for the best price possible. I have staged thousands of homes since 2003 and have proved that Staging works. You are not obligated to do staging, but it is an optional service provided for a fee.

                                                What is the Process?

  • Call or Text me @ 780-218-7444
  • I will come and see your property and do a walk through to discuss your Pricing using my Comparative Market Analysis Tools & I will show you a few of my Customized Optional Staging Plans.  
  • Once you have decided to hire me, I will do a complete "Walk ‘n Talk Staging Consultation" at no charge to you. I do this for all my listings. This will allow you to either Stage your home yourself properly, with all my advice and support OR prepare it for me to come back and Stage it, whichever option you choose.                                            

                                Staging & Selling Your Occupied Home

  • Complete your Staging homework, with my guidance all along the way
  • I book professional photos and RMS measuring, included as part of my listing fee
  • Then your listing will “go live” with all marketing schedules in place.                                 

                                     Staging & Selling a Vacant Home

  • If you are selling a vacant home, I have Vacant Staging Packages available to you, if you choose to consider that 
  • If you do want staging, I will bring Furniture and Décor to stage your property using my talent and team to make your home look like a magazine cover!
  • I will book professional photography and RMS measuring, also included as part of my listing fee.
  • Then your listing will “go live”, with all marketing schedules in place.

If you require renovations, painting or a handyman service I can provide you with trusted contacts names for you to call.

Pricing Your Home is the KEY to Success

When you are selling, it has to be considered that there are several other homes for sale competing with your property.  I will help you price your home competitively to attract qualified buyers.  The way I do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your region.  

You can complete my online form to get a feel for your home's market value.

One thing to also consider is the Price VS. the Staged Price.  Buyers will pay top dollar for a home, if they see the value there. 

My Professional Staging experience will tell you what they are looking for and why, so that you can be in the drivers seat when it comes to presentation and pricing. The KEY is to not be stuck behind the 8 ball when pricing, otherwise you will chase the market down and that is never a good idea. 

The One Percent Deal Save Thousands


Sell with Full Service for $7,950.00

$3,500 to the listing Agent/ $3,500 to the Buyer's Agent 

$950.00 expense fee at closing = $7,950 + GST

 (Homes over $700,000 are 1% + $950 + GST)  

You also have the flexibility to offer more commission to the Buyer's Agent if you want to.

The One Percent deal is that I provide full service for just $7,950 on homes sold under $700,000 and for homes over $700,000, I charge 1% plus $950. The $950 portion covers the typical disbursement costs associated with marketing and selling your home. 

As your agent, I will provide all of the same services you would get if you were to go with a higher commission company. The only difference is the amount of commission you will pay.

  • List your home on the REALTORS® Association of Edmonton MLS® System and the popular realtor.ca site
  • Enter your listing on onepercentrealty.com
  • Hire professional interior and exterior digital photos
  • Hire Professional RMS measuring
  • Order your for sale sign to be installed
  • Install the Lock box for all Agents to access your property, with their booked appt. 
  • Advertise your property to attract traffic to your home
  • Book all your showings
  • Show your home to prospective Buyers
  • Relay any feedback from Agents, if provided, on your home
  • Assist in Negotiating favorable terms & Conditions for your offer
  • Cooperate with other Brokerages who are bringing buyers
  • Provide referral partner contacts, such as Lawyers, Survey Companies, Contractors
  • Submit all your paperwork to the Lawyers for the completion of sale process
  • Provide you advice and assistance along the way
  • My goal, like yours, is to sell your home

My professional Staging fees are also offered to you at a discount in addition to this low listing fee and are optional of course.


How does the Multiple Listing Service work?

My internet marketing system allows me to make information accessible 24-hours daily, and to respond quickly and directly to each and every potential buyer.  

From my website, prospective buyers can get information immediately about your property.  They can access my site 24 hours a day and view your property listing.  

Through my Personal Home Search, your listing will be transmitted by email to each prospective buyer in my database. Plus, it'll be emailed automatically to future prospective buyers too. 

When you list your property with me, I'll add your property online so other agents can immediately access your property information. 

The listing you get with me, shows up for every buyer with an internet access. They can see all the details just the same as if you were listed with a traditional listing company who charges a higher commission.  They also get email updates automatically if they have been set up for that. So they see the new listings at the same time as it hits the internet.

Remember....

Your first showing is online, so that is why it makes a BIG difference how well your home looks when we take those photos. Buyers will see the interior and exterior photos and the write up with details. 

If they want to see your home in person, for a 2nd showing in person they will call their Agent or they will call me. Either way, if they want to see it bad enough, they will!
